Nuevo Leon, Chihuahua and Coahuila stand out for their high participation in the industrial real estate market and their leadership in industrial PIB, manufacturing exports and attraction of Foreign Direct Investment (FDI), according to the Industrial Development Index (IDI) 2023, prepared by FINSA.
This indicator, whose objective is to give visibility to the industrial potential of each state by identifying strengths, opportunities and weaknesses in the face of market demands, indicates that Nuevo Leon is the leading state in industrial warehouse inventory with 14.5 million square meters (m2) and the fastest growing with an average of 860,000 m2 of new construction in the last five years. This entity is followed by Chihuahua with 9.6 million, Baja California with 6.9 million and Tamaulipas with 6.6 million square meters.
The report highlights that analyzing how favorable PIB, IED and exports are, as well as the diversity and complexity of the economy and the size of the PEA, it was determined that there is an accentuated imbalance in the country, since 50% of the PIB of manufacturing industries is generated by six entities: Nuevo Leon (11.6%), State of Mexico (9.7%), Jalisco (8.6%), Coahuila (7.8%), Guanajuato (6.3%) and Baja California (5.6%). In contrast, the 10 entities that contribute the least together account for barely 4% of industrial PIB.
The same is happening with manufacturing exports, with 52% concentrated in five entities: Chihuahua (14%), Coahuila (11%), Baja California (10%), Nuevo León (10%) and Tamaulipas (7%). In contrast, the 15 entities that export the least together account for only 6% of secondary sector exports.
